Building Surveys

We offer a range of survey reports to suit the differing needs of the commercial or home purchaser.

Surveys are a kind of “health check” for buildings.  If you are buying a property, you should have a survey done before you enter into a contract.

A survey can actually save you money.  If there are serious structural problems, you can often re-negotiate the sale price of the property to reflect the cost of necessary repairs – or you may even decide you don’t want to buy it at all.

There are various types of building surveys on offer, but it is important to remember that they should be carried out by a fully qualified Chartered Building Surveyor.

FULL BUILDING SURVEY/STRUCTURAL SURVEY
A highly detailed report, designed around the client’s specific requirements and suitable for all properties but usually commissioned for older, larger, more complex, dilapidated or much altered buildings.

It comprises:

  • A comprehensive appraisal of the means and materials of construction, element by element.

  • A technical analysis of significant defects revealed and advise on appropriate further actions, together with estimated costs.

  • Identification of less significant defects, general disrepair and shortcomings in the physical condition, maintenance and design of the building.

  • The surveys will provide costings for recommended repairs as well as setting out future repairing liabilities.  A valuation can often be included in a Full Building Survey as an ‘optional extra’.

STRUCTURE ONLY
A detailed report dealing with the main structure including the main loadbearing fabric – roof, walls and floors.  The purpose of this survey is to identify structural problems.
